Testimonial & Resources

“Dear Mark we are writing to say a huge thank you to you for your wonderful help with the project managing, sourcing and sorting out the builder for our extension.  As you know, we are delighted with the result with staying in budget and finishing on time - very few people can have as smooth a ride - in all honesty, it has not been too stressful a summer!  Please say thank you too to Steve who dealt with the wrong roof frame so efficiently and promptly when you were away - a big reassurance for us.  We have also always been delighted with Sue’s efficiency when we have spoken to her at the office.  Our best wishes to a great team and very sincere thanks.

Project Management

Assinder Turnham acts in procuring buildings under the JCT Design & Build form of contract. We can advise on how to ensure that your new building is truly designed to meet your needs and maximise future capital value.

The advantage of this form of contract is that it allows clients to procure projects with a greater degree of certainty of total cost than is often the case under more traditional forms of contract. Design and Build procurement should transfer the risk of any development to the contractor, whilst giving the contractor greater flexibility to deliver the required product. At Assinder Turnham our involvement covers both pre and post contract services, to generally include:

Pre Contract Service

1. Defining the responsibilities of the Employer, Employer's Agent and Contractor.
2. Precisely forming a detailed Employer's brief which identifies and adequately defines specific requirements.
3. Assessing the Contractor's proposals to ensure that they comply with all of the Employer's requirements.
4. Undertaking the design audit of the contractor's proposals for compliance with the requirements of the Employer.
5. Evaluating the offer, the contract sum analysis and stage payments to assess the value for money.

Post Contract Service

1. Setting up quality control procedures and reporting on the works carried out on site.
2. Providing site visits and chairing meetings.
3. Implementing changes to the Employer's requirements as confirmed necessary by the Employer.
4. Agreeing stage payments to the Contractor.
5. Preparing a monthly project control statement.
6. Advising on practical completion and preparing snagging schedules.
